Home inspections are an integral part of the home buying process. The detailed reports that are generated after an inspection can make or break a deal. Here are the main things to keep an eye on during an inspection:
Structure
The foundation of the home and the framing must be rock solid. The home cannot be flimsy. Especially in a market like South Florida where hurricanes can wreak havoc. The structure of the home is the most important component that must be intact.
Roofing
The age, condition, gutters and downspouts must be assessed during the inspection. Roof replacements are not cheap, so make sure you inspector thoroughly inspects the roof.
Plumbing
Your inspector needs to examine the water supply, drainage systems, water heating equipment and the fuel storage systems. Poor water pressure or corroded pipes can create expensive problems if not addressed.
Electrical
The service panels, breakers and fuses are key. Because electrical issues can create fire hazards, it’s recommended to hire an electrician for this particular inspection (Especially on older homes). Houses that have copper wiring will be nearly impossible to insure. Make sure your inspectors details any hazards regarding electrical.
Ventilation & Insulation
Attics and crawl spaces needs to be inspected thoroughly. Insulation requirements depend on climate. Poor ventilation and excess moisture can create mold and water damage. Many people are allergic to mold as it can create respiratory illnesses.
