Step 1: Shop Around
Make sure you get a minimum of three written estimates. This is key for negotiating the best rates. Also you’ll want to make sure that you ask for references and pictures of recently completed work. Trust but always verify with proof so you feel comfortable moving forward.
If you have the time, check with your local chamber of commerce or Better Business Bureau for complaints. You’ll also want to be sure that the contractor has the licenses and insurance needed, as well as the ability to obtain permits if required.
Step 2: Read the Contract
Verify the contract and make sure it states exactly what work is gong to be done. Be sure that the contract explains how change orders will be handled. Check that the contract states when the work will be completed and what recourse you have if it isn’t.
Make sure the contract compensates you if work does not meet building codes or regulations. Also, the contract must specify who will clean up after the job is done. And lastly be sure that it states who will be responsible for any damages.
Step 3: Make a Decision
The quicker you choose a contractor the sooner the project will be completed. Remember, you can always cancel a contract within three business days of signing it (make sure this is in the contract). Try to keep your initial deposit small so that you aren’t risking much should the contractor fail to complete the job.
